This 1850’s home has all the conveniences for modern living while maintaining its age-old charm to comfortably sleep 6 guests.
Whether you simply want to sit back and enjoy nature, hike and explore, or partake in water activities, Pond House offers it all. During winter, guests can hike the back woods, watch the birds on the feeder, read, play board games, enjoy drinks, or dine in the entertaining room. When there’s snow, cross-country skiers will love to explore the property by skis. During warmer months, the home's 3 tier back deck is the perfectly furnished to enjoy a morning cup of coffee, read a book, or share an intimate dining experience while overlooking the water.
The pristine pond has a dock and floating raft for sunbathing and swimming. An outdoor fireplace located alongside the pond, is a cozy place to sip evening cocktails or to gaze up at the stars.
Pond House is a rural, bucolic property conveniently located between Montrose, PA and Binghamton, NY. For guests wishing to visit SUNY Binghamton, the campus is only 20 minutes away. The Greater Binghamton Airport is a 35- minute drive.
Tastefully decorated with a mix of new and antique furnishings, the home is simply comfy!
Living Room
A rustic screened-in porch brings guests into the home’s living room with vaulted ceilings, beams, and skylights. Here guests can nestle up in one of the comfy, upholstered chairs, choose a book from home’s book collection, and read by the wood burning stove or simply chat with family and friends. A large ceiling fan creates a nice breeze or keeps the air conditioning or heat well circulated depending upon the season. There’s even a sofa bed that with a push of a button inflates into a cushioned double air mattress where two guests can comfortably sleep. Once inflated, you can simply push the button again to deflate the mattress and return the bed to a comfortable sofa. A hallway coat tree with bench located next to the front door is a convenient place to hang coats, bags, and more.
The adjacent den has a HD TV with Roku for cable programming and Netflix, and a Yamaha stereo. The room has a double closet, study desk and sofa bed (inflates like bed in the living room) and a large ottoman. When all doors to the room are closed, it becomes a private bedroom for 2 more guests. The room's sliding glass door opens to a three-tier deck that overlooks the pond and barn. During non-winter months, the back deck has two outdoor seating areas and a dining table with umbrella..
Kitchen
The home's Country French kitchen makes cooking and entertaining a joy. The kitchen has a double sink, garbage disposal, dishwasher, microwave, gas range/oven, refrigerator/freezer, coffee maker, electric can opener, electric fry pan, and overhead wine rack. The kitchen is well-equipped with dishes, glasses, cutlery, cooking utensils, pots and pans, specialty ceramic baking dishes, baking tins, and serving dishes. The kitchen seats 6 people comfortably with 4 at the table and 2 at the counter/bar. If you are inspired to do some cooking and need groceries, shopping is available just 15 min. away at Weis Market in Vestal, NY or Binghamton, NY. Wegman’s (an more upscale, grocery shopping destination) is 25 minutes away in Endwell, NY. If you need just a few items, Friendsville, PA, has a Dollar General (4 miles) and a Smokin Joe's has beer and Wine (5.5 miles).
Dining/Entertaining Room
Adjacent to the kitchen is the dining/entertaining room. This rustic themed room is all windowed along its south and west sides and looks out to the groomed, fields and forest. A built- in pine banquette adds charm. The dining table seats 6 and an additional table in the room can seat 4 more guests or function as a game table for the board games and puzzles available to guests. The room's sliding glass door leads to a walkway between the house and the outer sheds. Except for winter months, the home's charcoal grill is located on the walkway.
Master Bedroom
A stairwell from the living room leads to a private dressing room with double closets and a writing desk. For extra sleeping space, there is a twin roll away bed that can be used in this upstairs area. Just off the dressing area is the private Master Bedroom with a Queen size bed, matching night stands and tall dresser. The Master bedroom has a Smart TV, Roku, cable programming, and Netflix as well. Its windows look out over the pond.
Bathroom and Laundry
Returning to the first floor just off the living room, the bathroom has a large shower, toilet, vanity, and linen closet. A laundry room equipped with stacked washer/dryer is available to guests who rent for a week or more.
Pond House is an 1850's home. While it has all the bells and whistles for modern living, its age does bring along some "antique" features. Consistent with many PA homes that are over 150 years old, blue slate is the material used on the foundation, the entry path to the home's entrance, steps to the front and back entrances, and the foundation and flooring of the screened porch. Given the characteristics of laid stone, there are some uneven surfaces. Inside the home, the floors are carpeted except for the cooking area in the kitchen and the bathroom where the flooring is vinyl . Transition between rooms on the first floor is all on the same level except entrance to The Entertainment Room which requires one step down. The home's stairwell has a handrail that runs the length of the stairs, but its carpeted steps are a bit steeper and narrower than those found in younger homes. While these features add to the home's authenticity and charm, the property is not recommended for guests that do not feel comfortable living with the "antique" features of the property, have mobility restrictions, and/or require a wheelchair.
Explore the Area
There is lots to do outside the property too. Just 5 miles from the home in Friendsville, PA, you can eat breakfast at the local diner, "Kickstart Cafe". In the same vicinity, is the Choconut Inn which has good food, a liquor license, and live music most weekends. If you need some cash, NBT Bank with an ATM is directly across the road. Next to the bank, is a Dollar General convenience store. Also, close by is Russell Farms where in the fall time you can visit the a apple orchard, purchase several locally grown apple varieties, or a gallon of locally, pressed sweet cider. It should be noted, that Russell Farms also presses Patty's vintage apples so she can make her annual batch of hard cider. Mike, the proprietor, also markets lots of vegetables, homemade condiments, and desserts.
If you like to fish, two miles away from Pond House is Quaker Lake, a 127 acre, 80 ft. deep spring fed lake with public access. Boat motors up to 7.5 hp are allowed on the lake. Whether fishing in warm weather or ice fishing in the winter, the lake is known for bluegills, perch, bass, trout, crappie, and pickerel. There is plenty of parking at the boat ramp. PA fishing licenses can be obtained online. Unpowered boats such as kayaks and canoes require an unpowered boat launch permit; a 1 yr. permit is $10.00 and can be obtained on-line at The Outdoor Store (a website of PA Fish and Game Commission).
If you like to hike along the water, just 6 miles away from Pond House is Salt Springs State Park with its beautiful trails and waterfalls. This park still has one tree from the virgin forest; it escaped King George's edict to be cut because it was too difficult to reach. Interestingly, natural gas was used to light the farmhouse on this property; the gas naturally came up from the ground and was captured and piped through the house. Within 2 miles of the park is Endless Mountain Brewery where you can taste the latest brewed beer and even bring home a growler or two. A few miles down the road, is Montrose, PA, the county seat, which has lots of shops, restaurants, and bars.
Pond House is the perfect location for visits to SUNY Binghamton. Whether you are visiting a student, attending an artistic performance, sporting event, or graduation, the university is only a 20 minute drive from the home.
ACTIVITIES
During basketball season, at trip to SUNY to watch the Division I, Bearcats is always exciting. If you're a hockey fan, the Binghamton Devils (AHL) is the top minor league team of the New Jersey Devils (NHL) and plays at the Floyd L. Maines Arena. During baseball season, Binghamton is home to the "Rumble Ponies" a Double A affiliate baseball team of the NY Mets.
If you like mountain biking, just 5 miles (10 min.) away is Jones Park, in Vestal, NY. This hilly, wooded hiking spot is great for biking and some of its trails cross creeks. Cross country skiers will like it too. Dogs are allowed if leashed.
Downhill skiers can hit the slopes within 1 hour from the home at Greek Peak in Cortland, NY or at Elk Mountain, in Union, PA.
For golfers, three, public courses are nearby: Tall Pines in Friendsville, PA (15 min.), Conklin Players Club in Conklin, NY (20 min.) and the En-Joie Golf Club in Endicott, NY (25 min.). En-joie hosts the annual PGA Champions Tour each August.
